As Dr. Phil says, "Let's get real". TR3 Builders is in
business to make a profit on our jobs. You want to remodel / build
your home at a reasonable cost without getting scammed. Various
publications peg the typical construction profit margin at around
30-32%. Change orders on average add an additional 28-30% to the
initial cost of your project. Our business model that we have selected
is to provide high quality work at a lower profit margin. We think
that we can do this by doing several things:
1. Work with our clients as partners. This means
explaining how things work and giving you options.
2. Separating our Labor and Materials into different quotes - not
hiding one within the other.
3. Communicating with our clients and promptly bringing issues to
your attention.
You work with your Architect to design your home.
The structure design must meet all the local ordinances and codes.
Your Architect will ensure that your design will meet your town's
standards. A copy of the prints will be reviewed by your town to
determine that all codes are met.
Once you have your Structure designed, you will
typically work with a designer to select cabinets, windows, doors,
plumbing fixtures, lighting and trim etc. TR3 Builders have experienced
designers on staff to help you with this process. Also, we do not
require that you purchase your materials thru us or give you allowances.
We will happily provide you with competitively priced quotations
for your materials but you have the option to purchase else where.
This gives you complete control over the quality and pricing. Nothing
is hidden from you.
Project Management is a crucial element of any project. Our Project
Manages use an internal Project Management system to plan and execute
your project. While many smaller projects can be managed without
the systems, we find that too many things fall in the cracks.
Unforeseen issues. Many times, it is difficult to accurate estimate
the cost of performing some task until walls are opened up or a
floor removed. Often surprises lurk within and affects the cost
of your project. Sometimes once part of a design is implemented,
it becomes apparent that some changes would really improve the overall
design and appearance. Making changes after the initial design and
estimate adds on to the overall project cost. Many times these things
happen and can't be helped. Other times, some builders look upon
this as an additional revenue stream. Your TR3 Builders team will
work with you to manage these additional costs by doing the following:
No additional work will done without your express approval. We will
present you with a Change of Scope Order for your review and approval.
On larger projects lasting over server al
months, your TR3 Team will periodically sit down with you and review
costs, change of scope orders or anything else affecting your project.
